  • Crawl-space framing or supports within the approved scope

If the condition differs from the estimate, pause for the company's formal review and approval process. A photo is not a substitute for an approved scope change.

  3. The finding: What did the inspector document, stated within their qualifications?
  4. The scope: What work did the homeowner approve?

For example:

A homeowner called about water appearing near the basement wall-floor joint after heavy rain. The inspector reviewed the accessible interior area and exterior drainage conditions, then documented the findings and proposed an interior drainage scope. After approval, the crew recorded site protection, the opened work area, drainage placement, sump components, concrete restoration, and final cleanup.

Notice what this example does not say. It does not claim that the same system is right for every wet basement. It does not promise that one photograph proves the source of water. It does not turn an individual project into a universal result.

  • The inspection process and its limits
  • Wide context around cracks, moisture, and movement
  • Measurements when they can be explained accurately
  • Site protection and access planning

  • The work specified in the signed scope

  • Qualified team members and applicable credentials
  • Written warranty terms as they actually apply

Do not show

  • A close-up crack presented as a complete diagnosis
  • Fear-based language about collapse, health, or property value without support
  • Guarantees that exceed the written warranty
  • "Permanent" claims that cannot be substantiated
  • Engineering labels or conclusions from someone who is not acting in that role
  • Customer addresses, reports, floor plans, claim details, or financial information
  • Children, faces, license plates, or personal belongings without permission
  • Open excavations or work practices that appear unsafe
  • Competitor work presented as your own
  • A dry surface immediately after work as proof of long-term results

If local rules govern licensing, inspections, engineering, permits, warranties, or advertising claims, have the appropriate person review the public explanation before it goes live.

Step 5: Use proof to improve the appointment before arrival

After an inspection is booked, send a short preparation message.

Include:

  • The inspector's name and expected arrival window
  • What the visit generally includes
  • Any access the homeowner should clear
  • The limits of photo-based or visual assessment

Use a neutral request:

If you choose to leave a review, other homeowners may find it helpful to hear whether we explained the inspection clearly, answered your questions, documented the recommended scope, and treated your property with care. Please share only what you are comfortable making public.

Do not suggest technical statements for the customer to repeat. Do not ask the homeowner to claim a problem was solved before there has been time to know. Do not reward only positive feedback.

When replying to reviews, avoid discussing measurements, diagnoses, invoices, warranties, or property conditions publicly. Acknowledge the review, answer general points, and move private details into a direct conversation.

Step 7: Give inspectors proof they can actually use

Organize a small library by symptom, property type, foundation or basement type, service, approach, and area.

Before each appointment, give the inspector a few relevant examples. They can explain what an approved project may involve, but should never predetermine the recommendation.
